SBI Home Loan Interest Rates: Current Rates, Eligibility, and Factors That Affect Your Rate
SBI home loan interest rates currently start at 7.50% per annum, with the bank’s term-loan range running from 7.50% to 8.80%, effective 15 October 2026. These are published ranges, not a personalised quote or a promise that every applicant receives the lowest rate. Check SBI’s current rate schedule before applying.

Current SBI home loan rates
SBI’s official rate card distinguishes these products:
| Product | Published annual interest range | Product distinction |
|---|---|---|
| Home Loan — term loan (TL) | 7.50%–8.80% | Standard term-loan category |
| Home Loan Maxgain — overdraft (OD) | 8.00%–9.30% | Overdraft structure, not the same pricing as TL |
| Top Up Loan — term loan | 8.00%–10.75% | Additional borrowing category, not the standard purchase-loan rate |

The card identifies an External Benchmark Lending Rate (EBLR) of 8.15% and says pricing is based on CIBIL score. Do not assume the EBLR alone is your payable rate: ask SBI to explain the applicable benchmark, spread, concessions and final rate in your offer. The bank separately publishes its benchmark-rate revisions.
Credit score and pricing
For borrowers researching SBI home loan rates by credit score, one current detail matters: the rate card specifies an additional 10 basis points (0.10 percentage points) for non-salaried customers with a CIBIL score below 825, on home loans and home top-up loans. Confirm how this premium applies to your quoted rate using the current card.
However, that card does not provide a complete score-by-score pricing grid. It would be misleading to assign a precise rate to every score band or treat 825 as a universal minimum for approval. Request a quote based on your actual credit profile rather than relying on an older comparison table.
SBI also lists an interest concession for women borrowers on its regular home loan page. Ask whether it applies to your scheme and whether the quoted rate already includes it; do not deduct concessions twice.
Eligibility and documents
The regular SBI home loan is listed for resident Indians, with a minimum age of 18 and tenure up to 30 years. SBI’s FAQs say repayment should finish by age 70, so the longest tenure will not suit every applicant. NRI borrowers should check the separate NRI product conditions.
SBI home loan eligibility also depends on repayment capacity and the property’s value. Its FAQs explain that take-home income and the EMI-to-income ratio influence the amount available; including an eligible co-applicant may increase borrowing capacity. This is not a guarantee of sanction or a particular interest rate.
Also ask what share of the property’s assessed value SBI will finance—the loan-to-value (LTV) ratio—and how much you must contribute yourself. Do not assume the bank will finance the entire purchase or that every scheme has the same margin requirements. SBI’s FAQs identify LTV and security margins among the conditions relevant to lending.
The regular product’s document list includes:
- Identity and address records: KYC documents, where required, and PAN details.
- Bank statements: Generally the previous six months; existing loan statements may also be needed.
- Salaried income: Three months’ salary slips and two years’ Form 16 or income-tax returns.
- Self-employed income: Three years’ returns and financial statements, plus relevant business records.
- Property papers: Sale or allotment documents, approvals and other records appropriate to the property.
Use the official document checklist and obtain a case-specific list before submission.
Costs beyond the interest rate
SBI’s processing-fee card lists 0.35% of the loan amount for home loans and top-ups: a minimum of ₹5,000 and maximum of ₹15,000 for salaried customers, or ₹18,000 for non-salaried customers, plus GST. Separately, its processing-fees page advertises a 50% concession and full waivers in selected cases, subject to conditions. Confirm the actual fee rather than assuming a waiver.
Ask for an itemised budget covering your own contribution, registration and stamp duty, legal and valuation charges, and insurance. SBI distinguishes optional borrower term insurance from property insurance in its FAQs.
For a term loan, request the Key Facts Statement (KFS) before signing. RBI’s KFS rules require an annual percentage rate (APR) calculation and amortisation schedule, with applicable lender and lender-recovered third-party charges disclosed. Compare APR as well as the headline interest rate.
Before accepting an offer
Compare quotations for the same amount, tenure and product structure. SBI explains that a longer tenure can reduce the equated monthly instalment (EMI) while increasing total interest; its home loans use a daily reducing balance. These affect borrowing cost even when the quoted annual rate is unchanged. See the bank’s repayment explanations.
For floating-rate borrowing, ask when resets occur and how a change would affect your EMI or repayment period. Do not assume a fixed-rate switch is guaranteed: RBI’s amendment effective 1 October 2025 makes offering that choice optional for the lender under its policy.
You can start through SBI’s home loan portal, YONO or a branch. Before proceeding, obtain written confirmation of your final rate, contribution, fees, reset terms and prepayment conditions—not just an eligibility estimate.
